There are several different types of mortgage products that may be available to you. Each product has it's own advantages, disadvantages and lender requirements. TYPES OF DEEDS



The Deed is the document that transfers ownership between the seller and the buyer. It is recorded on the land records in the town clerk's office.
In Connecticut there is more than one type of deed. The two most common types of deed are Warranty Deeds and Quit Claim Deeds. Very few people actually understand what's contained in each type of deed and what each deed actually does. It is important to have an experienced attorney conducting the closing for you. If you are a seller then you are exposing yourself to liability by providing a Warranty Deed to the Seller. You want to make sure your rights are protected before you sign such a deed. If you are a buyer, you want to make sure you are receiving the appropriate deed from the seller.

TITLE INSURANCE


 


Title Insurance protects the title to your property. Although a title search is done, there may be problems that are not able to be detected by the title search. Any one of these title issues could come back years or decades later and compromise ownership of your home. There is where Title Insurance comes in. For a one time fee your home will be protected by title insurance. Should any title issues come up in the future, then the title insurance company would resolve all issues covered under your policy at their own expense. If purchased at closing, title insurance covers your property for as long as you own it. If you are buying your home with a mortgage then the lender will require you purchase title insurance for the amount of the mortgage. It is highly recommended that all buyers also purchase a policy of title insurance that will protect them up to the purchase price.
