Buying a home can be an exciting time. However, doing all of the paperwork and preparing for the closing can be a daunting and extremely stressful time. There are over a dozen documents that must be prepared before a closing can take place, many of which are complex and intricate. Miss just one, or fill one out incorrectly, and your entire transaction can fall apart. THE CLOSING PROCESS

1. Contract Review-Attorney McEntee will review the Offer to Purchase as well as the Purchase and Sale Agreement for any defects, mistakes, errors, and omissions. Attorney McEntee will make sure that everything you and the other party agreed to is accurately represented in the written documents.

2. Title Examination- A title search is essential when purchasing a home. Attorney McEntee is a licensed title insurance agent for Connecticut Attorneys Title Insurance Company (CATIC). A Title Search is required by lenders to determine who owns the property that is being sold. This search will also reveal any defects and encumbrances on title that have been recorded, such as unpaid tax liens, purchase money mortgages, equity credit line mortgages, and lis pendens. Armed with a title search Attorney McEntee can inform you what defects of title may exist and what must be done to remove them.

3. Conduct the Closing-Attorney McEntee will handle all funds transactions, such as closing costs and down payments, ensure that all documents are signed by the other party, ensure that all lien holder documents have been signed and completed, determine what percentage of property taxes and utility payments the buyer and seller are each responsible for, and ensure that all required documents are recorded on the Land Records at the Registry of Deed
