WARRANTY DEED

A Warranty Deed is the strongest form of a deed that is allowed under Connecticut law. It is the preferred deed in all transactions. When you receive a warranty deed it means that the seller is providing you with the following warranties. They are saying in the deed that:

*The Seller actually owns the property they are selling

*That the person actually has authority to sell the property.

*There are no encumbrances, such as mortgages or judgment liens, on the property they are selling.

*The seller is warranting that they will defend you in the future should there be a claim made against the property. For example if later on there is a claim that there was work done on the property that wasn't paid for by the seller and a lien is filed against the property, the person you brought the property from is promising that they will defend you against the claim in the future.
