QUIT CLAIM DEED
When you receive a quit claim you are receiving whatever title the signor had to give you. They are quitting, or giving up, their claim to the property. If the person had no valid claim to the property then a quit claim deed actually conveys nothing. If the person’s interest in the property was encumbered by a lien or other defect in title then your interest in the property will be compromised by that encumbrance or lien as well.
